Proper Hospitality, Lincoln Property Co., Unveil Hotel Concept in Uptown


Plans have emerged for a key piece of property in Uptown Dallas. Proper Hospitality—known for its design-driven luxury hotels in Austin, Los Angeles, Santa Monica, and more—is bringing a hotel, residential, and wellness concept to a 4-acre parcel at 2500 Cedar Springs Road. Proper, which is partnering with Lincoln Property Co., aims to bring the 34-story tower online by 2029. 

It will include 200 guest rooms and suites as part of a hotel that will also feature three restaurants, five bars and lounges, a rooftop pool deck, and 22,000 square feet of event space. 

The residences will comprise 80 units ranging from one to four bedrooms, as well as some one- and two-story penthouses. Amenities will include a private rooftop pool, dining terrace, and owner’s lounge. The priority-interest list for residential units is set to open in early 2026.  

The heart of the project will be a 15,000-square-foot wellness center and 6,000-square-foot members-only club. It will offer holistic therapies and fitness options, as well as lounge and terrace space and cultural programming. The club will include a restaurant, pool, bar, lounge, and work areas, as well as access to the wellness center.

Lincoln acquired the Uptown tract, bounded by Fairmount Street, in the spring of 2024 with plans to develop a Class-A mixed-use project on the site. At the time, the vision included roughly 400,000 square feet of office space, as well as luxury residential, hotel, and retail uses.

Co-CEO Clay Duvall in a statement shared this week. “Proper’s track record in Texas and beyond—and their approach to design, lifestyle, and wellness—made them the ideal partner for creating a landmark.”

Designs call for cascading terraces with shaded outdoor amenities and floor-to-ceiling glass. New York-based Skidmore, Owings & Merrill (SOM) is the architect, with celebrity designer Kelly Wearstler handling interiors.
