Fertilizer executive buys four Greenwich retail buildings for $9M


A fertilizer executive has purchased four Greenwich retail buildings on North Water Street for a combined $9 million, according to the broker representing the sellers.

The buyer, Greenport Corners LLC, is controlled by Toros Mangassarian of Rye, New York, said Mike Parelli, broker and owner of Mike Parelli Greenwich Real Estate. Mangassarian is the founder and CEO of Nitron Group, a Greenwich company that sells roughly 8 million tons of fertilizer annually worldwide, according to its website.

Parelli said Greenport Corners acquired 6 N. Water St. for $2.5 million, 10 and 13 N. Water St. for $2.4 million each, and 14 N. Water St. for $1.7 million.

An email to Greenport Corners seeking comment was not immediately returned.

The seller of 6 N. Water St. was Corner N. Water St. LLC, controlled by Debra and Stavros Karipides, both of Harrison, New York. The sellers of the three other properties were 10 North Water LLC, controlled by Maria Katsaros of Greenwich.

The property at 6 N. Water St. is a 2,254-square-foot, one-story retail building constructed in 1920 on a 0.12-acre parcel. It was appraised at $1.09 million and assessed at $764,210 in 2024, according to town records.

The property at 10 N. Water St. is a 3,838-square-foot, three-story retail building dating to 1920 on a 0.11-acre lot. It was appraised at $1.05 million and assessed at $736,400 in 2024.

The building at 13 N. Water St. is a 3,651-square-foot, three-story mixed-use property with ground-floor retail and two apartments above. Built in 1900 on a 0.14-acre parcel, it was appraised at $988,100 and assessed at $698,670 in 2024.

The property at 14 N. Water St. is a 3,333-square-foot, three-story apartment building with one unit per floor. Built in 1894 on a 0.12-acre parcel, it was appraised at $627,600 and assessed at $439,320 in 2024.
