
A duplex at the Pierhouse in Brooklyn Heights topped the borough’s luxury market last week.
The apartment was one of 22 homes — 13 condos, two co-ops and seven houses — to sign a deal last week, according to Compass’ weekly reports for contracts signed on homes asking at least $2 million from Oct. 20 to Oct. 26. The contracts had a total last asking volume of almost $63 million, roughly in line with the total from the previous period.
Unit N510 at the 90 Furman Street portion of the Pierhouse had a last asking price of almost $4.5 million. The home was originally purchased by real estate executive Marcos Alvarado for $3.7 million in 2017.
Spanning almost 2,600 square feet, the three-bedroom home features a double-height living and almost 300 square feet of outdoor space across two private terraces. The primary suite has Manhattan views, a walk-in closet, a spa-like five-fixture bathroom and a private terrace.

Developed by the Toll Brothers City Living and Starwood Capital Group, the Pierhouse consists of a larger north building, at 90 Furman Street, and a boutique-style southern building, at 130 Furman Street. Amenities include two fitness centers, a yoga and meditation room, on-site valet and a parking garage.
The 106-unit condo complex has attracted a number of musically-inclined celebs, including rapper Kendrick Lamar, who purchased a penthouse for $8.6 million in 2023, and British musician Ed Sheeran, who bought a four-bedroom unit in May at 130 Furman Street, where he had rented an apartment in 2023.
The second priciest contract belonged to a Fort Greene townhouse at 294 Carlton Avenue asking just under $4 million.
Spanning over 3,100 square feet of interior space, the four-story home is currently configured as a three-family. Built in 1899, the historic home includes original details like multiple fireplaces, crown moldings, hardwood floors and a decorative skylight.
Sitting on a 100-foot lot, the home also comes with almost 1,500 square feet of unused FAR, according to the listing.

Homes put into contract last week had a median asking price of $2.7 million, an average price per square foot of $1,556 and spent an average of 82 days on the market.
