University of Denver lists 1.73-acre multifamily property for $11 million


The University of Denver is putting a 1.73-acre development site in its own backyard up for grabs.

Listed at $11 million, the 75,400-square-foot infill site at 1958 S. Josephine St. in University Park features three vacant buildings, and is being marketed by JLL Capital Markets.

The property offers development potential of up to five stories and 65 feet, or up to seven stories and 90 feet for multifamily use by complying with Denver’s enhanced affordability incentives.

“This transaction represents a prime opportunity for developers to create distinctive residential housing in one of Denver’s most established university neighborhoods,” JLL Capital Markets Director Chris Musselman said.

“The site’s flexible zoning, strong transit connectivity and proximity to major employment centers make it an attractive investment in today’s market.”

The site’s zoning accommodates a variety of housing types, including residential, senior and student housing, while offering flexible development conditions such as limited setback requirements and no on-site retail dedications.
