Council chairman says Pattillo fills need for industrial space in Anderson County


A real estate company is developing Anderson Gateway Commerce Center, a Class A, 248,000-square-foot industrial building, located off I-85 at Exit 40 in Powdersville.

The family-owned company specializes in the development, acquisition, ownership, and management of Class A industrial buildings and land, according to a news release.

Atlanta-based Pattillo Industrial Real Estate is the largest privately held, third-generation industrial development operation headquartered in the Southeastern United States, according to the company.

“Anderson Gateway reflects the momentum we are seeing across Anderson County,” said Anderson County Council Chairman Tommy Dunn. “Given the current shortage of available industrial space, Anderson Gateway provides career opportunities for our citizens and magnifies our county’s strategy to attract world-class companies.”

Construction is scheduled to begin immediately and is anticipated to be completed by fall 2026.

The facility is designed to support various activities, including advanced manufacturing, light assembly, and logistics.

Features of the building include a rear-load setup with 32 feet of clear height, office space, dock levelers, an ESFR sprinkler system, and LED warehouse lighting.

The facility also offers immediate access to I-85, connecting directly to markets including Greenville/Spartanburg, Charlotte, Raleigh/Durham, Richmond, and Atlanta.

Anderson County’s growing demand for high-quality industrial space

Anderson County is currently experiencing a shortage of available, high-quality industrial space, particularly mid-range to smaller buildings, according to a news release.

Local officials and real estate developers have explicitly cited this shortage as justification for new developments, such as the Anderson Gateway Commerce Center.
