Meta Development Launches Sales for Boutique Brickell Condos

Andrew Rasken’s Meta Development is launching sales for Colette, a boutique condominium planned in Miami’s Brickell neighborhood.

With the launch, Rasken is betting that size matters in a market saturated with large-scale luxury projects, many of them boasting hundreds of units and brands like St. Regis and Dolce & Gabbana. Rasken’s Colette is a five-story, 38-unit luxury condo slated for 1880 Brickell Avenue, with prices starting at $3.3 million, according to a press release. He’s tapped Douglas Elliman’s Eklund-Gomes Team to lead sales and marketing for the project.

“Boutique is what everyone wants now,” said Fredrik Eklund, who heads the team along with John Gomes. “These huge glass towers can take many, many, many years to build and sometimes to sell out. There’s a little more risk as a buyer.”

Floor plans in Colette will span between two- and four-bedrooms. The building will also have two penthouses. Colette’s amenities will include a rooftop pool, wellness facilities, a screening room, children’s playroom, and a meeting room. The design team includes Brazilian architecture group OSPA.

“We believe that the next chapter in South Florida is not just height and glass,” Rasken said.

He anticipates the buyer demographic for this project will include locals, particularly younger buyers who have been renting in Brickell and are considering a move to Coconut Grove. Rasken and Eklund also expect buyers from the Northeast. They foresee Colette’s buyers making the building their primary home.

Rasken went into contract for the 0.8 acre Colette site for $10.7 million last year. His other projects include Opus, a 14-unit boutique condominium project in Coconut Grove. He landed a $28 million construction loan for the building from Arixa Capital in August.
