THE ACTION

This four-bedroom bungalow north of Oakdale Golf and Country Club was listed with an asking price slightly below the area average. About a dozen buyers took a tour of the home in person and, after Labour Day, one of those returned with an offer. Their price, $44,000 below asking, was accepted, with a possession date in 60 days.

The property on a 54- by 133-foot lot had been updated with a fresh coat of paint, a remodelled eat-in kitchen and two refinished bathrooms. Heating and cooling systems were replaced last year.

“It sold in only 25 days,” said agent Gary Cirillo. “That’s well ahead of the local average of 68 days, with many nearby properties still on the market.

“It showed better than other ones on the market,” Mr. Cirillo said.

“It’s on a good street, and it’s close to everything,” Mr. Cirillo said. “It has an in-law suite in the basement with a second kitchen, another bedroom and a laundry room too.

“In one of the bedrooms upstairs, my client put in rough-in [plumbing] for laundry. Someone could convert both [floors] into rentals, or have two separate families.”
