Popular N.Y.-based gourmet market to open 1st N.J. location in new condo complex

A popular New York-based gourmet market is expanding to New Jersey at Southend Lofts, a renovated 19th-century factory building.

Dumbo Market recently signed a lease to open a 12,700-square-foot store at the new condominium building at 38 Jackson St. in Hoboken’s South End.

Southend Lofts
A defining feature of Southend Lofts is its balance of private luxury and public vibrancy. The property offers homeowners exclusive access to more than 20,000 square feet of programmed indoor and outdoor amenities, including The Overlook, a sprawling 8th-floor rooftop oasis — a veritable park in the sky — highlighted by a 40-foot swimming pool with panoramic views stretching from Midtown to Lower Manhattan.Southend Lofts

Southend Lofts includes 110 condominium homes and an additional 50,000 square feet of commercial space on its upper floors.

The historic 19th-century factory building once housed the Davis Baking Powder and My-T-Fine Pudding factories before being renovated.

Southend Lofts is scheduled to open this winter. Leasing began in October.

The Dumbo Market is expected to begin operations in fall 2026, according to a statement.

The family-run grocery store will open in Southend Lofts’ 50,000-square-foot ground-level retail and commercial area.

The area features a light-filled public atrium with seating.

The market will offer a selection of cheeses, fresh organic produce and hot foods prepared by an onsite chef.

The store will also offer salads, sushi, flowers and a full-service liquor store.

“We want to know every single customer’s name, like a mom-and-pop store from back in the day,” Asad Mujalli, who operates the market with his five brothers, said in a statement.

The business is owned by his father Imad and uncle Mohammad.

Founded six years ago in Brooklyn’s Dumbo neighborhood, the market has since expanded to Boerum Hill.

Additional locations in Long Island City and Manhattan’s Upper East Side are planned by the end of 2025.
