Record-breaking property sale: N.J. multifamily building fetches $2.21M


A renovated multifamily property in West New York has sold for $2.21 million, marking the highest price per unit recorded in the Hudson County community last year.

The three-story building at 30 63rd St. consists of six two-bedroom, one-bathroom apartments.

The sale price translates to approximately $368,000 per unit, according to a Dec. 30 news statement by Marcus & Millichap.

The property underwent renovations that included a new roof and upgrades to plumbing, electrical and HVAC systems.

“Multifamily properties in West New York remain highly attractive to the investment community,” said Devin Perez, associate investments at Marcus & Millichap. “We secured a buyer at approximately $368,000 per unit, representing the highest price per unit sold in 2025 in West New York.”

Perez, along with Alan Cafiero and Brent Hyldahl, investment specialists in Marcus & Millichap’s New Jersey office, represented the seller in the transaction.
