
More single-family homes in Sawtelle are slated to be replaced with multifamily residential properties.
Terra Capital filed an application to the Los Angeles Department of City Planning to build a new eight-story building at 2219 South Wellesley Avenue, Urbanize Los Angeles reported. The property sits a few blocks southwest of the Expo/Bundy Metro station, and as a result, would benefit from Transit Oriented Development incentives.
The project proposal calls for the construction of 42 studio, one- and three-bedroom apartments and parking for five vehicles on the site. To help make it happen, the developer is requesting entitlements including Transit Oriented Incentive Area development bonuses, which would allow the developer to build a larger structure than zoning rules would otherwise allow.
In exchange for the larger-sized development, nine of the apartments are to be set aside as affordable housing for low-income residents. The “low-income” in Los Angeles County is currently set at an annual income of $84,850 or less for one person.
Kevin Tsai Architecture is designing the building. When complete, it will feature a rooftop deck and a backyard for residents to use.
The project site is adjacent to the location of another Terra Capital project also designed by Kevin Tsai Architecture. The two firms are planning to build a fully affordable housing project at 2215 South Wellesley Avenue, a planned seven-story building with 82 studio, one-, and three-bedroom apartments. The companies are also planning a 54-unit development at 2478 South Purdue Avenue, also in Sawtelle.
The area to the south of the Expo/Bundy station has seen a number of developments spring up after being rezoned from single-family use to clear the way for multifamily development as part of the Expo Transit Corridor neighborhood plan. Carmel Partners, for example, has already taken advantage of the new zoning regulations to build projects in Sawtelle to the tune of more than 600 units combined.
The 2219 South Wellesley project is expected to be completed in 2028.
