
A Vancouver home that had seen better days is now listed as two homes as part of a duplex for double the amount.
Daily Hive Urbanized initially published a story about 2447 East 41st Ave. in April last year.
The home, which one person described as the “ultimate handyman special,” had received quite a bit of attention on social media due to the fact that the house was in quite a state of disrepair, yet was listed for $1,450,000, primarily due to the value of the land. BC Assessment’s most recent value for the entire property, before the new build, was $1,419,300. Only $33,700 of that was attributed to the previous building.
This week, the home was relisted as a duplex.

Unit 1 was listed for $1,299,000 and features three bedrooms, three bathrooms, and 1,301 sq. ft. of total living space. Unit 2 was listed for slightly more, $1,529,000 and features three bedrooms, four bathrooms, and a slightly larger living space (1,756 sq. ft.).
The duplex is located in the Joyce-Collingwood area, and both homes combine for a total asking price of $2,828,000, almost double the asking price of the “handyman special” that stood before it.

The Vancouver duplex home offers a single-car garage for either extra parking or additional storage space. It’s also reasonably close to transit, located somewhere between both Joyce and Nanaimo SkyTrain stations.
