Two income-restricted condominiums, built by Habitat for Humanity, are ready to tour | Central Berkshires

PITTSFIELD — Two condominiums in Pittsfield are being shown in February, and they will cost their future homeowner about $1,700 a month.
Central Berkshire Habitat for Humanity — a local nonprofit that builds homes and provides financial and homeownership education — is bringing two units online at 21 and 23 Murphy Place. Applications for the units are open now.
The two condominiums will be shown from 2 to 4 p.m. Feb. 6 and 10 a.m. to noon Feb. 14.
Each condo is a three-bedroom, one-bathroom that will cost $235,000. A monetary subsidy will bring the future homeowner’s cost to $188,000.
Applicants will also have to pay a down payment of $1,000.
Both condos will come Whirlpool Energy Star appliances, including a full-sized washer and dryer.
This means a buyer would have to pay about $1,700 a month, the organization said. That figure includes the mortgage, property taxes and homeowner’s insurance.
The average rent for a three-bedroom apartment in Pittsfield is $1,900 a month, according to Zillow.
Both condos will come Whirlpool Energy Star appliances, including a full-sized washer and dryer.
The total cost of construction is $343,000, according to Erin O’Brien, the communications manager for the organization. They were built using modular construction, meaning the condominiums were mostly built off-site, then transported to Pittsfield and completed once installed.
Prospective homebuyers are required to make between 50 and 65 percent of the area median income, must not have $75,000 in assets, be able to secure a mortgage and be a first-time homebuyer.

The owners of these condominiums will have to complete between 275 and 425 hours of volunteer work and take financial education courses. This is part of Central Berkshire Habitat for Humanity’s mission, where the organization partners with the homeowner to ensure they’re successful in their home.
